(EXCEPT COAL <br /> AND OTHER MINERALS UNDERLYING THE SURFACE OF SAID LAND <br /> AND ALL RIGHTS AND EASEMENTS IN FAVOR OF THE ESTATE OF SAID <br /> COAL AND OTHER MINERALS).
