Excerpts from Plan Commission Meeting of August 3,2017: <br /> Cal. No. 17-26 Petition of ISAAC AND MATTIE CANADAY, to <br /> rezone property located in the 800 BLOCK OF EAST <br /> GROVE ROAD from R-1 Single Family Residence <br /> District to R-3 Single Family Residence District. <br /> Ms. Suzy Stickle was sworn in by Mrs. Janet Poland. <br /> Ms. Stickle presented the recommendation of staff- <br /> The subject site is approximately 2.54 acres and is located in the 800 Block of East Grove Road and <br /> is currently undeveloped. <br /> The petitioner owns adjacent property to the northeast of subject site where there is a single family <br /> residence. This adjacent property which has been developed with a single family residential <br /> structure is zoned R-3 Single Family Residence District. <br /> The petitioner proposes to rezone from R-1 Single Family Residence District to R-3 Single Family <br /> Residence District in order to create a one (1) lot subdivision with the property their single family <br /> residential structure is located. Rezoning the subject site from R-1 Single Family Residence District <br /> to R-3 Single Family Residence District would allow for all those uses permitted in the R-3 Single <br /> Family Residence District. <br /> The surrounding zoning includes R-3 Single Family Residence District to the north and east and R- <br /> 1 Single Family Residence District to the west and east. The property to the south is located in <br /> Macon County. The Macon County and Decatur Comprehensive Plan shows this area as <br /> Residential-Low Density. The permitted uses in the R-3 Single Family Residence District are <br /> compatible with Residential-Low Density as shown in the Comprehensive Plan. The proposed <br /> zoning is compatible with adjacent zoning and uses in all directions. <br /> The proposed rezoning of the subject site should have no adverse effect on the adjacent properties <br /> or the City as a whole. <br /> Staff recommends approval of the rezoning <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 17-26 to the City Council with a <br /> recommendation for approval is suggested. <br /> Mr. Matt Cox, representative, was sworn in by Mrs. Poland. <br /> Mr. Cox stated the petitioners want to combine the two (2)parcels into one (1) lot through the minor <br /> subdivision plat process. <br /> Chairman Livingston asked the difference between the R-1 Single Family Residence District and the <br /> R-3 Single Family Residence District. Ms. Stickle explained the differences. <br /> There were no objectors present. <br /> It was moved and seconded (Smith/Peck) to forward Calendar No. 17-26 to the City Council with a <br /> recommendation for approval as presented by staff. Motion carried 7-0-1 with Kent Newton <br /> abstaining. <br />
