The subject site is approximately 0.17 acres and is located at 102, 110 and 118 North Edward Street
and is currently used for multi-family residential.
PROJECT DESCRIPTION
1. The petitioner proposes to rezone from 0-1 Office District to R-6 Multiple Dwelling District with
the intent to create a one (1) lot subdivision to allow for the installation of a fence, driveway and
courtyard. Rezoning the subject site from 0-1 Office District to R-6 Multiple Dwelling District
would allow for all those uses permitted in the R-6 Multiple Dwelling District.
STAFF ANALYSIS
1. The surrounding zoning includes 0-1 Office District to the north and east and R-6 Multiple
Dwelling District to the west and B-2 Commercial District to the south. The Macon County and
Decatur Comprehensive Plan shows this area as Mixed-Use Commercial/Residential. The
permitted uses in the R-6 Multiple Dwelling District are compatible with Mixed-Use
Commercial/Residential as shown in the Comprehensive Plan. The proposed zoning is compatible
with adjacent zoning and uses in all directions.
