No. 17-34 Petition of TOM OLMSTED, to rezone property <br /> located at 102, 110, and 118 NORTH EDWARD <br /> STREET from 0-1 Office District to R-6 Multiple <br /> Dwelling District. <br /> Ms. Stickle presented the recommendation of staff: <br /> The subject site is approximately 0.17 acres and is located at 102, 110 and 118 North Edward <br /> Street and is currently used for multi-family residential. <br /> The petitioner proposes to rezone from 0-1 Office District to R-6 Multiple Dwelling District <br /> with the intent to create a one (1) lot subdivision to allow for the installation of a fence, driveway <br /> and courtyard. Rezoning the subject site from 0-1 Office District to R-6 Multiple Dwelling <br /> District would allow for all those uses permitted in the R-6 Multiple Dwelling District. <br /> The surrounding zoning includes 0-1 Office District to the north and east and R-6 Multiple <br /> Dwelling District to the west and B-2 Commercial District to the south. The Macon County and <br /> Decatur Comprehensive Plan shows this area as Mixed-Use Commercial/Residential. The <br /> permitted uses in the R-6 Multiple Dwelling District are compatible with Mixed-Use <br /> Commercial/Residential as shown in the Comprehensive Plan. The proposed zoning is <br /> compatible with adjacent zoning and uses in all directions. <br /> The proposed rezoning of the subject site should have no adverse effect on the adjacent <br /> properties or the City as a whole. <br /> Staff recommends approval of the rezoning. <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 17-34 to the City Council <br /> with a recommendation for approval is suggested. <br /> Mr. Newton asked if the rezoning was required to put up a fence and a driveway. Ms. Stickle <br /> stated the fence has different requirements in the O-1 Office District and the R-6 Multiple <br /> Dwelling District. There are three (3) individual lots and the petitioner is proposing to combine <br /> them as one (1) lot. <br /> Mr. Tom Olmsted, petitioner, was sworn in by Mrs. Poland. <br /> Mr. Olmsted stated there is not appropriate parking in the area and he would like to put in a <br /> driveway, fence and courtyard. <br /> There were no questions and no objectors present. <br /> It was moved and seconded (Myatt/Jeffery)to forward Calendar No. 17-34 to the City Council <br /> with a recommendation for approval as presented by staff. Motion carried unanimously. <br />
