The subject site is approximately 1.48 acres and is located at 2940 North Dinneen Street and is <br /> currently developed with an industrial structure. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from M-2 Heavy Industrial District to M-1 Intense <br /> Commercial/Light Industrial District to make the zoning consistent on the entire property with the <br /> intent to subdivide the property. Rezoning the subject site from M-2 Heavy Industrial District to <br /> M-1 Intense Commercial/Light Industrial District would allow for all those uses permitted in the <br /> M-1 Intense Commercial/Light Industrial District. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes M-1 Intense Commercial/Light Industrial District to the north and <br /> south and M-2 Heavy Industrial District to the east and west. The Macon County and Decatur <br /> Comprehensive Plan shows this area as Heavy Commercial. The permitted uses in the M-1 Intense <br /> Commercial/Light Industrial District are compatible with Heavy Commercial as shown in the <br /> Comprehensive Plan. The proposed zoning is compatible with adjacent zoning and uses in all <br /> directions. <br /> 2. The proposed rezoning of the subject site should have no adverse effect on the adjacent properties <br /> or the City as a whole. <br />
