The subject site is approximately 1.33 acres and is located at 960 East Mound Road and is currently <br /> undeveloped. <br /> 2. The subject site was rezoned to B-3 Planned Shopping Center District in 1982 and was to serve as <br /> part of the commercial area for a greater development that was to include a residential subdivision. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from B-3 Planned Shopping Center District to 0-1 Office District <br /> which would allow for all those uses permitted in the 0-1 Office District. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes R-1 Single Family Residence District to the north,south and west <br /> and B-3 Planned Shopping Center District to the east. The Macon County and Decatur <br /> Comprehensive Plan shows this area as Retail. The permitted uses in the 0-1 Office District are <br /> compatible with Retail as shown in the Comprehensive Plan. The proposed zoning is compatible <br /> with adjacent zoning and uses in all directions. <br /> 2. Rezoning the subject site to 0-1 Office District will make it more easily developed and create a <br /> district that is a little more compatible with the surrounding uses. <br /> 3. The proposed rezoning of the subject site should have no adverse effect on the adjacent properties <br /> or the City as a whole. <br />
