The subject site is approximately 16.55 acres and is currently undeveloped. It is zoned R-6 Multiple <br /> Dwelling District. <br /> 2. On September 7, 2017 the Plan Commission voted 8-0 to recommend approval of a 31-lot <br /> subdivision Preliminary Plat. It was approved by City Council on October 16, 2017 with a vote of <br /> 7-0. Installation of the required utilities have since been ongoing and not fully completed yet. <br /> PROJECT DESCRIPTION <br /> I. Recently, some substantial changes have been proposed by the developer to the Preliminary Plat <br /> approved in October, 2017. Thus, the previously approved Preliminary Plat must be amended to <br /> accommodate these changes. Specifically, the total number of lots has been reduced from 31 to 30. <br /> The two separate detention basins shown on the previously approved plat have also been <br /> consolidated to become a larger detention basin for the subdivision, occupying a large portion of the <br /> proposed Lot Two (2). Many of the utility easements have been relocated and redesigned. The <br /> flood plain area in the southwestern portion of the site is now proposed to become part of residential <br /> Lots 14 and 15. The sheet pattern remains the same. <br /> STAFF ANALYSIS <br /> 1. The Amended Preliminary Plat is consistent with the requirements of the R-6 Multiple Dwelling <br /> District and Subdivision Ordinance in terms of Preliminary Plats. <br />
