STAFF REPORT
Decatur City Plan Commission
Hearing Date July 5, 2018
Case No. 18-23
Property Location 1201 East Wood Street
Request Rezoning 1201 East Wood Street from B-1 Neighborhood Shopping
District to B-2 Commercial District
Petitioner B &R Development, LLP
Representative Mary Cave, Chastain &Associates LLC
BACKGROUND
The subject site located at 1201 East Wood Street is currently zoned both B-1 Neighborhood
Shopping District and B-2 Commercial District. It consists of approximately 0.75 acres and is
currently occupied by a vacant commercial building.
Surrounding Land Use and Zoning
Direction Existing Land Use Zoning Comprehensive Plan
Subject Property Commercial vacant B-1, B-2 Retail
North Commercial B-2 Retail
South Single-Family Residence R-3 Residential—Low Density
East Single-Family Residence R-3,R-5 Residential—Low Density
West Single-Family Residence, R-3,B-2 Residential—Low Density,
Commercial Retail
PROJECT DESCRIPTION
The petitioner proposes to rezone the southern portion of the site (Lots 13-16) and the eastern
most portion (Lot 9) of the site from B-1 Neighborhood Shopping District to B-2 Commercial
District in order to create a uniform zoning district for the site.
STAFF ANALYSIS
The surrounding zoning districts include B-2 Commercial District to the north and northwest, R-
3 Single-Family Residence District to the south, R-3 Single-Family Residence District and R-5
Two Family Residence District to the east, and R-3 Single-Family Residence District and B-2
Commercial District to the west. The Macon County and Decatur Comprehensive Plan shows
this area as Residential — Low Density and Retail. The proposed B-2 zoning would be
compatible and consistent with adjacent zoning and uses to the north, northwest and west. Also,
rezoning the "B-1" District portion of the site to `13-2" District would bring uniformity in zoning
for the entire site, i.e. B-2 District. As a result, this would allow zoning conformance to the
existing commercial facility and any of its future expansion.
The subject site is located within a mixed-use area and rezoning to B-2 Commercial District
should have no adverse effect on the general area or the City as a whole.
