STAFF REPORT <br /> Decatur City Plan Commission <br /> Hearing Date July 5, 2018 <br /> Case No. 18-23 <br /> Property Location 1201 East Wood Street <br /> Request Rezoning 1201 East Wood Street from B-1 Neighborhood Shopping <br /> District to B-2 Commercial District <br /> Petitioner B &R Development, LLP <br /> Representative Mary Cave, Chastain &Associates LLC <br /> BACKGROUND <br /> The subject site located at 1201 East Wood Street is currently zoned both B-1 Neighborhood <br /> Shopping District and B-2 Commercial District. It consists of approximately 0.75 acres and is <br /> currently occupied by a vacant commercial building. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Commercial vacant B-1, B-2 Retail <br /> North Commercial B-2 Retail <br /> South Single-Family Residence R-3 Residential—Low Density <br /> East Single-Family Residence R-3,R-5 Residential—Low Density <br /> West Single-Family Residence, R-3,B-2 Residential—Low Density, <br /> Commercial Retail <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the southern portion of the site (Lots 13-16) and the eastern <br /> most portion (Lot 9) of the site from B-1 Neighborhood Shopping District to B-2 Commercial <br /> District in order to create a uniform zoning district for the site. <br /> STAFF ANALYSIS <br /> The surrounding zoning districts include B-2 Commercial District to the north and northwest, R- <br /> 3 Single-Family Residence District to the south, R-3 Single-Family Residence District and R-5 <br /> Two Family Residence District to the east, and R-3 Single-Family Residence District and B-2 <br /> Commercial District to the west. The Macon County and Decatur Comprehensive Plan shows <br /> this area as Residential — Low Density and Retail. The proposed B-2 zoning would be <br /> compatible and consistent with adjacent zoning and uses to the north, northwest and west. Also, <br /> rezoning the "B-1" District portion of the site to `13-2" District would bring uniformity in zoning <br /> for the entire site, i.e. B-2 District. As a result, this would allow zoning conformance to the <br /> existing commercial facility and any of its future expansion. <br /> The subject site is located within a mixed-use area and rezoning to B-2 Commercial District <br /> should have no adverse effect on the general area or the City as a whole. <br />
