The property, owned by the <br /> petitioner, is occupied by a building that is vacant, owned by Ventas Incorporated, and formerly a <br /> medical office building. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Medical Office Building O-1 Institutional <br /> North Hospital Campus I-OL Institutional <br /> South Church O-1,R-3 Residential—Low Density <br /> East Single Family Residences R-3 Residential—Low Density <br /> West Single Family Residences R-3 Residential—Low Density <br /> PROJECT DESCRIPTION <br /> The petitioner is requesting an expansion of the I-OL Institutional Overlay District to include the <br /> subject site,primarily for the Decatur Memorial Campus, over the underlying O-1 Office District. <br /> STAFF ANALYSIS <br /> The surrounding zoning includes: O-1 Office District to the north; O-1 Office District and R-3 <br /> Single Family Residence District to the south; R-3 Single Family Residence District to the west; <br /> and R-3 Single Family Residence District to the east. The Macon County and Decatur <br /> Comprehensive Plan shows this area as Institutional, thus the proposed I-OL Overlay District <br /> would be consistent with the Comprehensive Plan and compatible with the surrounding zoning <br /> districts-primarily office and residential. Uses permitted under the I-OL Institutional Overlay <br /> District, if developed, would be appropriate considering the surrounding uses. <br /> The subject site is located on West Hay Street across from Decatur Memorial Hospital, an <br /> institutional use. Expansion of the I-OL Institutional Overlay District to include the subject site, <br /> should have no adverse effect on the general area or the City as a whole. <br /> Currently,the property is occupied by a former medical office building. A buffer yard exists along <br /> the east property line with mature trees and would be required in order to protect the abutting <br /> . <br />
