Excerpts from Plan Commission Meeting of October 4, 2018: <br /> Case No. 18-43 Petition of ST. MARY'S HOSPITAL, to amend the PD Planned <br /> Development District located at 1800 EAST LAKE SHORE DRIVE for additional signage. <br /> It was moved and seconded (Brinkoetter/Jeffery) to forward Case No. 18-43 to the City Council <br /> with a recommendation for approval as set forth in the staff report. <br /> Mrs. Stewart discussed and presented slides of the site and surrounding properties (available for <br /> viewing upon request) along with the recommendation of staff: <br /> The approximately 33-acre subject site currently contains St. Mary's Hospital, medical offices, <br /> and parking lots, essentially a hospital campus. <br /> The latest amendment occurred in February of 2018 to allow for the construction of a two-story <br /> medical office building addition and additional parking spaces in the southwestern portion of the <br /> hospital campus. The medical office building addition is currently under construction. <br /> The petitioner requests that the current PD Planned Development District be amended to allow for <br /> one (1) new two-sided monument style sign on the campus. No other changes to the previously <br /> approved development plan for the hospital campus are proposed. The proposed monument style <br /> sign will be ten (10) feet from the property line and nine feet and three inches (9'3") in height, <br /> containing essentially an Electronic Message Unit (EMU) that will be 45 square feet in area(5' x <br /> 9'). <br /> The proposed sign will be placed in the southwest part of the site,within the East Lake Shore Drive <br /> frontage, and will match the existing monument style sign with a stone base throughout the <br /> campus. <br /> Given the office campus character of this hospital campus, and to minimize procedures for future <br /> signage without compromising the integrity of the land use and zoning of the hospital campus, <br /> staff recommends any additional future signage be subject to sign regulations for the O-1 Office <br /> District. In doing so, no separate PD amendment petition would be necessary for considering new <br /> signage solely. <br /> This PD District amendment is consistent with the intent of the original PD District and the <br /> Comprehensive Plan. <br /> Based on the analysis, staff recommends approval of the proposed Amended PD Planned <br /> Development District with the following conditions: <br /> 1. The new permitted monument style sign shall not exceed nine feet and three inches <br /> (9'3") in height and may contain an Electronic Message Unit (EMU) no greater than <br /> forty-five (45) square feet in area with a stone base. <br /> 2. This permitted sign shall be setback no less than ten (10) feet from the property line <br /> along East Lake Shore Drive. <br /> 3. Sign permits will be required before any new signage is installed. <br /> 4. Except for the new monument style sign noted herein,all future signage for the hospital <br /> campus in the Planned Development (PD) District shall be subject to the sign <br /> regulations applicable to the O-1 Office District. <br />
