Pound <br /> Representative N/A <br /> BACKGROUND <br /> The subject site located at 3550 and 3612 East William Street Road is currently zoned both R-3 <br /> Single-Family Residence District and B-2 Commercial District. The portion of the property <br /> proposed to be re-zoned consists of approximately 11,320 square feet and is currently vacant. <br /> On the southern part of the parcel which is already zoned B-2 Commercial District there is a <br /> commercial building on site (Elmer's Old Time Inn). <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Vacant, Commercial R-3,B-2 Retail <br /> North Residential,Vacant R-3 Retail <br /> South Single-Family Residence, R-3, B-2 Residential—Low Density <br /> Commercial <br /> East Commercial R-3,B-2 Residential—Low Density <br /> West Commercial B-2 Residential—Low Density, <br /> Retail,O en S ace <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the northern portion (11,320 square feet) of the site from R-3 <br /> Single-Family Residence District to B-2 Commercial District to create a uniform zoning district <br /> for the site. <br /> STAFF ANALYSIS <br /> The surrounding zoning districts include B-2 Commercial District to the north and northwest, R- <br /> 3 Single-Family Residence District to the north, R-3 Single-Family Residence District and B-2 <br /> Commercial District to the east and south, and B-2 Commercial District to the west. The Macon <br /> County and Decatur Comprehensive Plan shows this area as Residential — Low Density, Retail <br /> and Open Space. The proposed B-2 zoning would be compatible and consistent with adjacent <br /> zoning and uses to the east, south and west. Also, rezoning the "R-3" District portion of the site <br /> to "B-2" District would bring uniformity in zoning for the entire site, i.e. B-2 District. As a <br /> result, this would allow zoning conformance to the existing commercial facility and any of its <br /> future expansion. <br />
