Peterson <br /> BACKGROUND <br /> The subject site located at 3373 North Woodford Street is currently zoned both B-2 Commercial <br /> District and M-1 Intense Commercial-Light Industrial District. The northern portion of the <br /> property proposed to be re-zoned consists of approximately 0.46 acres and is currently a parking <br /> lot. On the southern part of the parcel, zoned M-1 Intense Commercial-Light Industrial District, <br /> there is a commercial building on site (Humane Society of Decatur and Macon County). <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plccn <br /> Subject Property Commercial, Parking lot B-2, M-1 Heavy Commercial <br /> North Office, Single-Family Residence B-2, R-1 Heavy Commercial <br /> South Single-Family Residence, M-1 Residential—Low Density <br /> Commercial <br /> East Commercial R-3, B-2 Employment <br /> West Single-Family Residence, Vacant R-1, M-1 Intense Commercial, <br /> Lot Residential—Low Densi <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the northern portion (0.46 acres) of the site from B-2 <br /> Commercial District to M-1 Intense Commercial-Light Industrial District to create a uniform <br /> zoning district for the entire site. <br /> STAFF ANALYSIS <br /> The surrounding zoning districts include B-2 Commercial District to the north, R-1 Single- <br /> Family Residence District to the northwest, R-1 Single-Family Residence District and M-1 <br /> Intense Commercial-Light Industrial District to the west and south, and M-1 Intense <br /> Commercial-Light Industrial District to the east. The Macon County and Decatur Comprehensive <br /> Plan shows this area as Residential — Low Density, Heavy Commercial, and Employment. The <br /> proposed M-1 Intense Commercial-Light Industrial District zoning would be compatible and <br /> consistent with adjacent zoning and uses to the east, south and southwest. Also, rezoning the <br /> northern "B-2" District portion of the site to "M-1" District would bring uniformity in zoning for <br /> the entire site, i.e. consistent with the southern portion in the M-1 District.
