to provide to Buyer immediately upon execution of this Agreement. <br /> (v) The last 12 months of all Utility bills for the Premises, which Seller <br /> agrees to provide to Buyer immediately upon execution of this Agreement. <br /> (vi) Rent Rolls, Income and Expense Statements for the last 12 months, <br /> which Seller agrees to provide to Buyer immediately upon execution of this Agreement. <br /> (vii) All Agreements for Maintenance, Property Management, if any, <br /> including those with the Community Investment Corporation of Decatur, or Business Center of <br /> Decatur, together with any Agreements far any work currently being performed on the premises, <br /> which Seller agrees to provide to Buyer immediately upon execution of this Agreement. <br /> (viii) Environmental matters including the review of all issued 'No Further <br /> Remediation" letters, environmental agreements and environmental reports whereby Buyer shall <br /> be responsible to perform any environmental inspections including as desired, along with any <br /> testing for the presence of Lead Based Paint,Radon, and other health hazards. <br /> (ix) Buyer may have all properties and improvements thereto professionally <br /> inspected including but not limited to the structure, roof, plumbing, heating, cooling, ventilation, <br /> electrical,well, sewer, or septic systems of the subject properties. Should the inspection report <br /> indicate defects to the property which are unacceptable to Buyer, then Buyer shall have the <br /> option of declaring the Agreement null and void and all earnest money shall be returned. <br /> (1) Buyer agrees that any inspections performed pursuant to this <br /> Agreement is signed shall not cause Seller to make any improvements, repairs or environmental <br /> remediation. <br /> (2) Buyer agrees that if Buyer failed to inspect the Premises, such failure <br /> shall not alter or impair the understandings and agreements of the Buyer and Seller set forth in <br /> this Agreement or any addendums thereto. <br /> 302944379 v2 5 <br />
