Peterson <br /> BACKGROUND <br /> The subject site is the northern portion of the property at 3373 North Woodford Street which is <br /> currently zoned both B-2 Commercial District and M-1 Intense Commercial-Light Industrial <br /> District. This northern portion, zoned B-2 District is proposed to be re-zoned and is currently an <br /> existing office, animal shelter building, and a parking lot. On the southern part of the parcel, <br /> zoned M-1 Intense Commercial-Light Industrial District, there is the other half of the building <br /> (Humane Society of Decatur and Macon County and the existing M-1 zoning is to be <br /> maintained). <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Commercial, Parking lot B-2, M-1 Heavy Commercial <br /> North Office, Single-Family Residence B-2, R-1 Heavy Commercial <br /> South Single-Family Residence, M-1 Residential—Low Density <br /> Commercial <br /> East Commercial R-3, B-2 Employment <br /> West Single-Family Residence,Vacant R-1, M-1 Intense Commercial, <br /> Lot Residential—Low Densi <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the northern portion (0.46 acres) of the site from B-2 <br /> Commercial District to M-1 Intense Commercial-Light Industrial District to create a uniform <br /> zoning district for the entire site. <br /> STAFF ANALYSIS <br /> The surrounding zoning districts include B-2 Commercial District to the north, R-1 Single- <br /> Family Residence District to the northwest, R-1 Single-Family Residence District arad M-1 <br /> Intense Commercial-Light Industrial District to the west and south, and M-1 Intense <br /> Commercial-Light Industrial District to the east. The Macon County and Decatur Comprehensive <br /> Plan shows this area as Residential — Low Density, Heavy Commercial, and Employment. The <br /> proposed M-1 Intense Commercial-Light Industrial District zoning would be compatible and <br /> consistent with adjacent zoning and uses to the east, south and southwest.
