Economic & Community Development
DATE: 4/1/2019
MEMO:No. 19-18
TO: Honorable Mayor Julie Moore Wolfe and City Council
FROM: Scot Wrighton, City Manager
Raymond Lai, AICP, Economic and Community Development Director
Scott Dedert, Senior Planner
SUBJECT:
Ordinance rezoning from R-6 Multiple Dwelling District to M-1 Intense Commercial-Light
Industrial District at 837-877 West King Street.
SUMMARY RECOMMENDATION:
Staff recommends approval of the re-zoning. The City Plan Commission voted 6-0 to
recommend approval of this petition at the March 7, 2019 meeting; the relevant draft minutes
of the meeting are attached.
BACKGROUND:
The properties located at 837-877 West King Street are currently zoned R-6 Multiple
Dwelling District with vacant lots and a to-be-demolished single-family residence. The
petitioner owns the esting self-service storage facility to the west and south. The
petitioner's request and intent are to have the properties rezoned for future construction of
additional self-service storage. To develop the site as planned, the developer is separately
requesting vacation of an adjoining alley to the south. Separate action on this request will be
required.
The requested M-1 Intense Commercial-Light Industrial District would be compatible and
consistent with the zoning to. the west, south and north. The subject site is located within a
mixed-use area and rezoning to M-1 Intense Commercial-Light Industrial District should have
no adverse effect on the general area or the City as a whole. The ecisting single-family
residences to the north and east of the subject parcel will be screened using appropriate
buffering requirements.
POTENTIAL OBJECTIONS: No objectors spoke at the Plan Corrunission meeting.
