documents other than the initial Petition and Order for Appointment of Receiver, notices, <br /> foreclosure processes, transfers of ownership, payment of taxes required or other matters <br /> affecting potential encumbrances to the Premises, and voluntary termination of <br /> receivership proceedings. <br /> 5. NWRAPS shall notify City no less than fourteen (14) days prior to any voluntary <br /> termination of receivership proceedings are instituted in Circuit Court. <br /> 6. NWRAPS recognizes, agrees and acknowledges that City shall have no financial or other <br /> responsibility for the rehabilitation, repairs and restoration of the Premises. This shall <br /> not, however, preclude or limit NWRAPS in the applying for or receiving of any grants, <br /> donations or funding under City programs. <br /> 7. From the effective date of this Agreement and until the appointment as Receiver of <br /> NWRAPS is terminated, NWRAPS shall indemnify and hold harmless the City, its <br /> elected officials, employees, officers, and agents, in both individual and official <br /> capacities, from all claims for bodily injury, property damage or death resulting from or <br /> arising out of the physical condition of the Premises or any repair or construction <br /> activities relating thereto. <br /> 8. NWRAPS shall obtain at its expense and keep in force during the term of its receivership, <br /> comprehensive general liability and property damage insurance in an amount not less <br /> than One Million ($1,000,000) single limit, Two Million ($2,000,000) aggregate for <br /> bodily injury, death and property damage relating to the Premises. The comprehensive <br /> general liability policy shall include coverages for premises and operations, a blanket <br /> contractual liability coverage which includes the indemnification agreement contained in <br /> this Agreement, broad form property damage, and independent contractors and personal <br /> injury liability coverage. The policy issued for the aforesaid coverages shall name the <br /> City as an additional insured.
