That upon compliance with the conditions described herein, and in the site plan <br /> attached hereto and hereby made a part hereof as Exhibit A, said herein that a Conditional Use <br /> Permit be, and it is hereby, granted to TERC, LLC as the petitioner, and only to allow for an <br /> automated carwash with vacuum bays in the B-2 Commercial District. <br /> 1. No outside speakers shall be permitted except for the carwash drive-through facility. <br /> 2. The building located at 303 E. Pershing Road must be demolished before a Final Minor <br /> Plat is approved. <br /> 3. A Final Minor Plat must be approved and recorded before a Site Plan will be approved. <br /> 4. The trash enclosure must be screened as approved by the Department of Economic and <br /> Community Development. <br /> 5. Fina1 site, landscaping and lighting plans shall be submitted to and approved by the <br /> Economic and Community Development Department, Public Works Department and the <br /> Fire Department prior to permits being released. <br /> Section 3.
