����- ��� <br /> STAFF REPORT <br /> Decatur City Plan Commission <br /> Hearing Date November 7, 2019 <br /> Calendar No. 19-50 <br /> Property Location 1401 West King Street <br /> Request Amend the B-3 Planned Shopping Center District <br /> Petitioner Rich Pruitt, Deputy Fire Chief on behalf of the City of Decatur <br /> Representative Rich Pruitt, Deputy Fire Chief <br /> BACKGROUND <br /> The subject site is an approximately 17-acre commercial development with a multi-tenant,partially <br /> occupied shopping center (Fairview Plaza). It is currently zoned B-3 Planned Shopping Center <br /> District. This shopping center was constructed in the late 1950s. Construction began prior to <br /> being annexed to the City. During the construction of the property, it was annexed to the City of <br /> Decatur in order to gain access to City water. <br /> In December of 2000, the City Council approved an amendment that included new landscaping <br /> and a revised parking lot layout. The number of parking spaces required by the amendment was <br /> 759 spaces. <br /> Another amendment to the B-3 was approved by City Council in May of 2002 that allowed for the <br /> construction of a cell tower to be in the southwest corner of the property. <br /> In June of 2014, the City Council approved still another amendment that allowed for the <br /> construction of a fuel center with a 233 square foot kiosk associated with a former grocery store <br /> in t�ie shopping center. The fuel center had a total of five (5) dispenser islands and was in the <br /> northeast portion of the development along North Fairview Avenue.
