purchase of the above described property, said monies to be paid to Buyer at time of <br /> settlement in the form of a City check. City and Seller agree that settlement shall <br /> occur no later than Ninety(90)days from the date of this Agreement at which time <br /> the City shall be entitled to possession. <br /> 4. The purchase price includes all existing improvements on the property(if any) and <br /> appurtenances, fixtures and equipment(which Seller guarantees to own free and <br /> clear). To avoid any misunderstanding,the parties are urged to list as"included"or <br /> "excluded"any items which may be subject to question. Furthermore,the following <br /> items, if present on the property at the time of the City's offer and not excluded <br /> below, are included in this sale. <br /> The following items are included: Atg-,yAOe <br /> The following items are excluded: /V/ /I <br /> 5. <br /> I5. The Seller shall provide title insurance; however, City may choose to waive the title <br /> insurance mandate on its own merits and discretion. <br /> 6. City agrees to pay for transfer tax stamps,the cost of <br /> recording with the Recorder of Deeds any of the documents necessary to complete <br /> the transfer of ownership and any other additional documents required. <br /> 7. Seller shall be responsible for all Real Estate Taxes accruing subsequent to <br /> Settlement date. <br /> 8. All notices, demands and requests that are required or allowed to be given by <br /> either party shall be in writing and shall be personally delivered or sent by certified <br />
