occur no later than Ninety(90) days from the date of this Agreement at which time <br /> the City shall be entitled to possession. <br /> 4. The purchase price includes all existing improvements on the property(if any)and <br /> appurtenances,fixtures and equipment(which Seller guarantees to own free and <br /> clear). To avoid any misunderstanding,the parties are urged to list as"included"or <br /> "excluded"any items which may be subject to question. Furthermore,the following <br /> items,if present on the property at the time of the City's offer and not excluded <br /> below,are included in this sale. <br /> The following items are included: <br /> All items in house shall be removed from the premises. <br /> The following items are excluded: <br /> including but not limited to appliances,furniture, clothes,debris,trash, etc. <br /> 5. The Seller shall not provide title insurance;however,City may obtain title insurance <br /> on its own discretion and at its own cost. <br /> 6. At settlement,the Seller shall deliver to the City a warranty deed to the Property in <br /> such form and together with such documentation as shall be required for <br /> recording said deed. City agrees to pay for transfer tax stamps,the cost of <br /> recording with the Recorder of Deeds any of the documents necessary to complete <br /> the transfer of ownership and any other additional documents required. <br /> 7. Seller shall be responsible for all Real Estate Taxes accruing subsequent to <br /> Settlement date. <br /> 8. All notices,demands and requests that are required or allowed to be given by <br /> either party shall be in writing and shall be personally delivered or sent by certified <br /> mail,postage prepaid,to the address as set forth below or to such other address as <br /> either party may subsequently designate in writing: <br />
