•The maximum capacity and occupancy of <br /> the portion of the building covered by this <br /> lease will be established by the City,acting <br /> through its building inspectors, based on <br /> improvement and renovation plans <br /> submitted by the Tenant.The Tenant will <br /> post capacity limits as required by the <br /> Building Code. <br /> • The City,at its expense,will erect a cordon between <br /> Phase One and Phase Two areas,and will re-install <br /> missing ceiling tiles.All other leasehold improvements <br /> and building modifications required for the Tenant to <br /> use the leased space designated as Phase One will be <br /> paid by the Tenant. <br /> • Utilities: <br /> •The Tenant agrees to pay the following utilities in the manner prescribed: <br /> • Electricity(tenant will cover cost of <br /> splitting into a separately billed electrical <br /> panel)for the Thinkwell Makerspace. <br /> • Water and Sewer.The City will bill the <br /> Tenant for its portion of water and sewer <br /> costs based on the percentage of the <br /> total building square footage occupied, <br /> since it is not practical to separately <br /> meter water and sewer. <br /> ■ Common Area Maintenance.The City <br /> will bill the Tenant for its portion of <br /> common area maintenance expenses <br /> (outside the leased area)to include use <br /> of the second floor restrooms,corridors <br /> and access from Franklin Street and <br /> other common areas.The Tenant will <br /> be responsible for janitorial and <br /> cleaning services for the interior areas <br /> covered by the lease agreement. <br /> ■ Broadband.The City will,at its expense <br /> provide broadband access to the leased <br /> space,and will not charge upfront <br /> connection fees. However,the Tenant <br /> will be responsible for monthly usage <br /> charges.Access will include multiple <br /> lines with the highest available speeds. <br /> No broadband fees will be due until the <br /> service is accessed. <br />
