Proposal for Highest and Best Use Study H&LN <br /> Mr. Scot Wrighton <br /> Page 3 <br /> • Interview representatives of various hotel chains,entertainment and concert venues, <br /> and sporting facilities to determine performance and identify proposed new supply <br /> additions <br /> • Interview representatives of the local convention and visitor's bureau, chamber of <br /> commerce, and assessor's office, as well as city, county, and economic development <br /> officials to collect information concerning the subject site and region <br /> Demand Research: <br /> • Conduct research and interview previous users to gauge interest in additional <br /> amenities at the Decatur Civic Center.These interviews will ask previous guests their <br /> opinions of what additional amenities and attractions should be added at the subject. <br /> These research techniques may include in-person meetings, phone interviews,online <br /> surveys, and other research methods as appropriate. <br /> Analysis: <br /> • Using our database and ESRI data, review and analyze hospitality, entertainment, <br /> sporting, and other venues that do not currently exist within the region and <br /> determine venues that could be developed at the Decatur Civic Center <br /> • Analyze national trends in the restaurant, sports venue, entertainment, and other <br /> potential industries and destination developments <br /> • Review the local and larger region's (10-180 miles) population, household growth, <br /> employment,income levels,transportation,number of families, etc. to determine the <br /> economic environment of the subject site and the sources within the area that <br /> generate demand <br /> • Review, identify, and analyze all legal entertainment, sports, hospitality, retail, and <br /> other potential facility use and/or repurposing options. <br /> • Review and analyze the performance of comparable restaurant, sports venues, and <br /> entertainment attractions in the region,taking into account monthly and daily trends <br /> • Analyze the subject site, including traffic counts, access, parking access, visibility, <br /> proximity and travel time, nearby visitor attractions, nearby corporate and group <br /> demand generators, and access to convention and event facilities relative to <br /> competitive properties <br /> • Examine current hotel and resort supply and review the impact of any recent hotel <br /> openings on the existing hotel market <br /> • Analyze historic usage levels at the subject site, and review the existing lease with <br /> the city of Decatur <br /> • Analyze the historical market mix of visitation to the subject and the area, including <br /> the number of adults, families with children, sporting event visitors, etc <br /> • Identify potential concepts that could be developed within the subject property <br /> • Compare and contrast the proposed facilities with other facilities across the region by <br /> preparing multiple competitive sets of comparable properties <br /> HOTEL&LFisuiRr A[)\IISORs 1 &L.A <br />
