COMMUNITY DEVELOPMENT MEMORANDUM <br /> No. 21-17 <br /> May 14, 2021 <br /> TO: Honorable Mayor Julie Moore Wolfe and City Council <br /> FROM: Scot Wrighton, City Manager <br /> Cordaryl "Pat"Patrick, Director of Community Development <br /> Greg Crowe, Planning and Development Manager <br /> SUBJECT: Ordinance Rezoning Properties Located at 1170 E Riverside Ave from R-3 Single- <br /> Family Residence District and 0-1 Office District to B-1 Neighborhood Shopping <br /> District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the ordinance rezoning <br /> properties to B-1 Neighborhood Shopping District. The City Plan Commission voted 7-0 to <br /> recommend approval of the petition at the May 6, 2021 meeting. The minutes of the meeting are <br /> attached. <br /> BACKGROUND: The subject site is located at 1170 East Riverside Avenue and is currently <br /> zoned R-3 Single-Family Residence District and 0-1 Office District. It is approximately 16,560 <br /> square feet(0.38 acres) and is currently developed as an office/business and parking lot. <br /> The petitioner proposes to rezone the properties from R-3 Single-Family Residence District and <br /> O-1 Office District to B-1 Neighborhood Shopping District to create a uniform zoning district for <br /> the site and use the back of the parking lot for a food trailer. <br /> The subject site is located within a mixed-use area and rezoning to B-1 Neighborhood Shopping <br /> District should have no adverse effect on the general area or the City as a whole. <br /> For further details,please refer to the attached Plan Commission staff report. <br /> POTENTIAL OBJECTION: There were no objectors present at the Plan Commission meeting. <br /> INPUT FROM OTHER SOURCES: N/A <br /> STAFF REFERENCE: Any additional questions may be forwarded to Greg Crowe <br /> (gcrowe(c6decaturil.gov). <br /> BUDGET/TIME IMPLICATIONS: None. <br />
