STAFF REPORT <br /> Decatur City Plan Commission <br /> Hearing Date July 8, 2021 <br /> Case No. 21-07 <br /> Property Location 271 East Grand Avenue <br /> Request Rezoning from R-6 Multiple Dwelling District to 0-1 Office District <br /> Petitioner Daniel Block/Bloch Eigentum, LLC <br /> Representative N/A <br /> BACKGROUND <br /> The subject site is located at 271 East Grand Avenue and is currently zoned R-6 Multiple Dwelling <br /> District. It is approximately 5,455 square feet(0.123 acres) and is currently undeveloped. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Undeveloped R-6 Mixed-Use <br /> Commercial/Residential <br /> North Heritage Development 0-1 Residential—Low Density <br /> South Undeveloped,Parking Lot R-6 Mixed-Use <br /> Commercial/Residential <br /> East Parking Lot R-6 Mixed-Use <br /> Commercial/Residential <br /> West Office 0-1 Mixed-Use <br /> Commercial/Residential <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the site from R-6 Multiple Dwelling District to 0-1 Office <br /> District to create a uniform zoning district for the site (and area to the west). <br /> STAFF ANALYSIS <br /> The surrounding zoning districts include O-1 Office District to the north and west and R-6 Multiple <br /> Dwelling District to the south and east. The Macon County and Decatur Comprehensive Plan <br /> shows this area as Mixed-Use Commercial/Residential. The proposed 0-1 zoning would be <br /> compatible and consistent with the surrounding zoning and uses. Also,rezoning the"R-6"District <br /> to "O-1"District would bring uniformity in zoning for the entire site, i.e. 0-1 District. <br /> The subject site is located within a mixed-use area and rezoning to O-1 Office District should have <br /> no adverse effect on the general area or the City as a whole. <br /> STAFF RECOMMENDATION <br /> Staff recommends approval of the rezoning request. <br />
