ECONOMIC AND COMMUNITY DEVELOPMENT MEMORANDUM <br /> No. 21-26 <br /> July 14, 2021 <br /> TO: Honorable Mayor Pre Tempore Lisa Gregory and City Council <br /> FROM: Scot Wrighton, City Manager <br /> Cordaryl "Pat" Patrick, Director of Economic & Community Development <br /> Greg Crowe,Assistant Director of Economic & Community Development <br /> SUBJECT: Ordinance Rezoning Property from R-6 Multiple Dwelling District to 0-1 Office <br /> District at 271 East Grand Avenue <br /> SUMMARY RECOMMENDATION: Staff recommends approval of this ordinance for re- <br /> zoning. The City Plan Commission voted 5-0 to recommend approval of the petition at the July 8, <br /> 2021 meeting. The minutes of the meeting are attached. <br /> BACKGROUND: The subject site is located at 271 East Grand Avenue and is currently zoned R- <br /> 6 Multiple Dwelling District. It is approximately 5,455 square feet (0.123 acres) and is currently <br /> undeveloped. <br /> The petitioner proposes to rezone the site from R-6 Multiple Dwelling District to 0-1 Office <br /> District to create a uniform zoning district for the site (and area to the west). <br /> The subject site is located within a mixed-use area and rezoning to O-1 Office District should have <br /> no adverse effect on the general area or the City as a whole. <br /> For further details,please refer to the attached Plan Commission staff report. <br /> POTENTIAL OBJECTION: There were no objectors present at the Plan Commission meeting. <br /> INPUT FROM OTHER SOURCES: N/A <br /> STAFF REFERENCE: Any additional questions may be forwarded to Greg Crowe <br /> (rcrowe 6odecaturil.gov). <br /> BUDGET/TIME IMPLICATIONS: None. <br />
