It consists of approximately <br /> 2.93 acres and is currently undeveloped. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Undeveloped M-1 Heavy Commercial <br /> North Mobile Home Park PMR-1 Residential—Low Density <br /> South Industrial M-1 Heavy Commercial <br /> East Single Family Residence, M-1 Heavy Commercial <br /> Vacant,Commercial <br /> West I Multiple Family Dwelling I R-6 1 Heavy Commercial <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the subject site from M-1 Intense Commercial - Light <br /> Industrial District to R-6 Multiple Dwelling District to allow for the construction of a 20-unit <br /> development comprised of a one-story building with twenty, one-bedroom units. The units will <br /> be approximately 525 square feet. Additionally, there will be communal areas for group <br /> activities and support spaces for staff. <br /> STAFF ANALYSIS <br /> The surrounding zoning includes M-1 Intense Commercial - Light Industrial District to the east <br /> and south, R-6 Multiple Dwelling District to the west and PMR-1 Park Mobile Home Residence <br /> District to the north. Per the Macon County and Decatur Comprehensive Plan, the Future Land <br /> Use: Planning District 10 shows this area as Residential —Low Density and Heavy Commercial. <br /> Staff believes the requested R-6 zoning is reasonable, consistent and compatible with the <br /> surrounding properties. <br /> STAFF RECOMMENDATION <br /> Staff recommends approval of the petition. <br /> Page 60 of 163 <br />
