The subject site is developed as a single family residence and located at 1680 North 30th Street. <br /> PROJECT DESCRIPTION <br /> 1 The subject petition requests a conditional use permit to allow the operation of a large home daycare. <br /> The daycare would accommodate a maximum of eight (8) children. A large home daycare located <br /> in the R-3 District requires a Conditional Use Permit. <br /> 2. The petitioner has enough parking in the driveway to accommodate two vehicles to drop off and <br /> pick up children,there is also on street parking that would allow for drop off and pick up of children <br /> from the proposed home daycare. There is adequate room for the children to play in the rear yard. <br /> 3. There is a swimming pool located in the rear yard, this pool needs to be brought up to code prior to <br /> a Conditional Use Permit being issued or the swimming pool needs to be removed from the property. <br /> STAFF ANALYSIS <br /> 1. Section XXII.A.3. lists three standards which must be met in order to grant a conditional use permit. <br /> The first standard requires the applicant to show that the use is"necessary for the public convenience <br /> at the location." The proposed use is generally compatible with the neighborhood and provides a <br /> service which can be utilized by area residents. <br /> 2. The proposed use also meets the second standard. The home daycare is located and designed to be <br /> operated in a manner that the public health, safety and welfare will be protected. <br />
