Public Safety Training SPD <br /> Development Parameters <br /> 1. Intent <br /> The intent of this Public Safety Training Special Planned Development (PST-SPD) is to <br /> develop the property for public safety officials i.e. Police, Fire, Medical, etc. as proposed in <br /> the attached Concept Development Plan. <br /> 2. Public Safety Training Special Planned Development Boundaries <br /> a. The Boundary of the PST-SPD is provided in the Concept Development Plan. <br /> b. The boundaries may be amended via the same process as used to establish the initial <br /> Special Planned Development. <br /> 3. Permitted Uses <br /> a. The following uses may be located within the Public Safety Training Special Planned <br /> Development: <br /> i. The property currently has the following uses: training buildings, classrooms, <br /> dormitories for police, fire and underwater training. <br /> ii. Additional intended uses may include: training for emergency medical, <br /> agricultural, construction sites, ambulance training, confined space training, <br /> additional dormitories, forensic testing and training, classrooms, fitness <br /> facilities,medical facilities and any and all foreseeable public and safety <br /> training. <br /> iii. In addition to the intended uses listed above, buildings or premises may be <br /> used for any of the uses listed as permitted uses or conditional uses in the 0-1, <br /> B-1, B-2 Zoning Districts in the City of Decatur Zoning Ordinance. <br /> 4. Buildings Per Lot. <br /> More than one building may occupy a single lot, provided that all applicable regulations, <br /> including minimum setback, building separation and off-street parking requirements, can be <br /> met. <br /> 5. Height,Area and Setback Regulations <br /> a. Minimum Lot Area: none <br /> b. Front Yard Setback: 25 feet. <br /> c. Rear Yard Setback <br /> i. Adjacent to residential uses in an underlying residential district: 40 feet <br /> ii. All others: none <br /> d. Side Yard Setback <br /> i. Adjacent to residential uses in an underlying residential district: 40 feet <br />
