IDOT will be required to determine if traffic signals shall be installed or if the City will <br /> require a bond. <br /> g. Annexation into the Sanitary District of Decatur/Macon County will be required before <br /> development of any properties in this SPD that are not within the boundaries of the <br /> Sanitary District at the time of this SPD Ordinance approval by City Council. <br /> h. Fire Apparatus Access Roads will be required with access to at least 150 feet of all <br /> sides of buildings within the SPD with hydrants located along the access roads. <br /> 10.Development <br /> a. Final site, landscaping and lighting plans shall be submitted to and approved by the <br /> Community Development Department, Public Works Department and the Fire <br /> Department prior to building permits being released for any development within the <br /> SPD. <br /> Placement, spacing, and alignment of permitted uses included in the PST-SPD Ordinance may be <br /> subsequently revised and amended upon approval by the Director of Community Development(or <br /> his/her designee)provided such revisions or amendments are submitted in writing, are consistent <br /> with the development concept plan and the PST-SPD Development Parameters and further <br /> provided that every such revision or amendment shall comply with all building codes,parking,site <br /> lighting, storm water runoff/retention,internal road construction standards, and utility connection, <br /> placement, uses, intensity of uses, set-backs internal to the SPD site, and architectural features <br /> requirements as set forth in Decatur City Code and the Decatur Zoning Ordinance. <br />
