MacArthur Rd. from R-1 Single Family <br /> Residence District to 0-1 Office District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the two petitions to rezone <br /> the properties at 3035 and 3045 North MacArthur Road from R-1 Single Family Residence District <br /> to 0-1 Office District. <br /> The City Plan Commission voted 7-0 to recommend approval of both petitions at the April 7,2022 <br /> meeting. The minutes of the meeting are attached. <br /> BACKGROUND: The petitioner, Gailey Eye Clinic,proposes to rezone the sites from R-1 <br /> Single Family Residence District to 0-1 Office District to create a uniform zoning district for the <br /> sites and surrounding area. Gailey Eye Clinic owns the vacant lot, 3045 N MacArthur Rd. and <br /> intends to extend their parking lot on this site. The property owners of the Social Security and <br /> Dr. Lee Medical Office Building own the southern lot, 3035 N MacArthur Rd. and are in support <br /> of the rezoning petition. <br /> The subject sites are located within a mixed-use area and rezoning to 0-1 Office District should <br /> have no adverse effect on the general area or the City as a whole. Since the 3045 site is adjacent <br /> to a residential property to the North, any development on this site will need to include a <br /> landscaped buffer yard in accordance with the City's Zoning Ordinance. <br /> For further details, please refer to the attached Plan Commission staff report. <br /> POTENTIAL OBJECTION: There were no objectors present at the Plan Commission meeting. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Greg Crowe <br /> (gcrowena decaturil.gov). <br /> BUDGET/TIME IMPLICATIONS: None. <br />
