said Lot 1, said point being the Point of Beginning; thence South 88 degrees 55 minutes 05 <br /> seconds West(Bearings based on the Illinois State Plane Coordinate System East Zone Datum of <br /> 1983) a distance of 27.76 feet, said point being on the Northerly Right-of-Way line of West <br /> Eldorado Street; thence North 60 degrees 39 minutes 19 seconds East a distance of 17.57 feet; <br /> thence North 31 degrees 23 minutes 42 seconds East a distance of 23.63 feet to the Westerly <br /> Right-of-Way line of Fairview Avenue; thence South 00 degrees 15 minutes 45 seconds East a <br /> distance of 28.18 feet on said Westerly Right-of-Way line to the Point of Beginning, containing <br /> 291 square feet, more or less. Situated in Macon County, Illinois. <br /> Parcel# 04-12-16-203-022 and 04-12-16-203-021 <br /> Commonly known as 1308 and 1316 West Eldorado, Decatur situated in Macon County, Illinois. <br /> 3. Buyer shall pay to the City the sum of One Hundred Fifteen Thousand Dollars <br /> ($115,000) for purchase of the above-described property, said monies to be paid to City at time <br /> of settlement in the form of a cashier's check. City and Buyer agree that settlement shall occur <br /> no later than sixty(60) days from the date of this Agreement at which time Buyer shall be <br /> entitled to possession. <br /> 4. The City shall not provide title insurance, however,Buyer may obtain title insurance <br /> on its own discretion and at its own cost. <br /> 5. At settlement, the City shall deliver to Buyer a quitclaim deed to the Property in such <br /> form and together with such documentation as shall be required for recording said deed. Buyer <br /> agrees to pay for transfer tax stamps,the cost of recording with the Recorder of Deeds any of the <br /> documents necessary to complete the transfer of ownership and any other additional documents <br /> required. <br /> 6. Buyer shall be responsible for all Real Estate Taxes accruing subsequent to <br /> Settlement date. <br /> 7. All notices, demands and requests that are required or allowed to be given by <br /> either party shall be in writing and shall be personally delivered or sent by certified mail, <br /> postage prepaid,to the address as set forth below or to such other address as either party <br /> may subsequently designate in writing: <br /> CITY: BUYER: <br /> City of Decatur Lindy Lu LLC <br /> City Manager Mark Allen <br />
