PROPOSAL FOR FIREHOUSE #3
1 propose to expand and enhance the lower level of firehouse#3 approximately 100 percent
by pushing the lower level 45 feet to the west. The 12x12 foot red overhead doors that
contribute so much of the charm and charisma that surrounds this local landmark would be
carefully disassembled, rejuvenated, and replaced in the new front wall built with brick that
would closely color-match the existing brick. A new steel and concrete composite floor deck
would be constructed over this new lower level.
The current and former dorm sleeping area above the fire station would be removed, and a
new floor system erected over the existing engine room to blend with the western addition.
Two or three executive level apartments would be constructed on this new deck, either two at
2100 square feet, or three at 1350 square feet. This would be determined by contacting ADM,
Tate and Lyle, and Caterpillar to see what level of interest they might have in entering long term
agreements to house their transient executives. Each apartment would have either a 2 or 3 car
garage accessible from the alley behind the property.
Only one of the trees on the property would need to be removed to facilitate this project.
Landscaping would be comparable to what I do with my other Decatur properties - day lilies,
roses, grasses, and dwarf trees.
I estimate construction costs for labor and materials to be in the$750,000-$800,000 range.
This would create jobs for local craftsmen, and material sales for local merchants.
I am not requesting any state or local financial assistance for this project, with the possible
exception of a sales tax exemption on materials, if this property is in the enterprise zone.
If there are questions, please feel free to call me at
Thank you for your consideration,
Mark Allen
f
i
P
I
I
}
1
I
I
