STAFF REPORT <br /> Decatur City Plan Commission <br /> Hearing Date February 1, 2024 <br /> Case No. 24-02 <br /> Property Location 443 North Edward Street <br /> Request Rezoning from B-2 Commercial District to R-6 Multiple Dwelling <br /> District <br /> Petitioner Cordaryl Patrick, Director of Economic& Community Development <br /> BACKGROUND <br /> The subject site contains a single-family residence and a detached garage on an approximately <br /> 0.12-acre site. The subject site is currently zoned B-2 Commercial District. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Lang! Use Zoning Comprehensive Plan <br /> Subject Property Single-Family Residence B-2 Mixed -Use Commercial/Residential <br /> North Commercial B-2 Mixed -Use Commercial/Residential <br /> South Single-Family Residence B-2 Mixed -Use Commercial/Residential <br /> East Commercial B-2 Mixed -Use Commercial/Residential <br /> West Vacant R-6 Mixed -Use Commercial/Residential <br /> PROJECT DESCRIPTION <br /> The City is selling the property owner a tract of land to the west which is zoned R-6 District. It is <br /> preferred that all the property be zoned one district. <br /> STAFF ANALYSIS <br /> The surrounding zoning districts include B-2 Commercial District to the north, south and east <br /> and R-6 Multiple Dwelling District to the west. The Macon County and Decatur Comprehensive <br /> Flan shows this area as Mixed-Use Commercial/Residential. The proposed R-6 zoning would be <br /> compatible and consistent with the surrounding zoning and uses. <br /> The subject site is located within a mixed-use area and rezoning to R-6 Multiple Dwelling <br /> District should have no adverse effect on the general area or the City as a whole. <br /> STAFF RECOMMENDATION <br /> Staff recommends approval of the rezoning request. <br /> PLAN COMMISSION ACTION <br /> Section XXIX. requires the Plan Commission to hold a public hearing on a rezoning request, and <br /> then forward its report and recommendation to the City Council for a final decision.
