Exhibit A CONSTRUCTION AGREEMENT THIS AGREEMENT, made this 1 P day of DITXA,tA by and between Precision Pro LLC hereinafter ("Contractor,") the City of Decatur, hereinafter ("City,") Vickie Cooper ("Owner,") for the property located at 2164 N. Water St.,Decatur, Illinois. WITNESSETH,that the Contractor,City and Owner("Parties") for the consideration stated herein mutually agree as follows: 1. STATEMENT OF WORK The Contractor shall furnish all supervision, labor, materials, machinery,tools, equipment, and services and in an efficient and workmanlike manner,perform and complete the scope of work which is attached hereto as Exhibit A and hereby made a part of this Agreement; all in strict accordance with the technical specifications contained therein and which form a part of this Agreement as fully as if were herein repeated. The contractor is ultimately responsible for the bid and its contents, which encompasses the entire project. This includes site familiarity, inspection and review of the write-up items, measurements, and quantities as well as those listed by all subcontractors within the bid document. 2. PRICE The City will pay Contractor,on behalf of the Owner,the sum of Fifty-Six Thousand Five Hundred Eighty-Six and 00/100 Dollars ($56,586.00). As a condition to City making any payments to Contractor,Contractor shall furnish releases or receipts from any or all persons performing work and supplying materials or services to the Contractor, or any subcontrac- tor, for work under this Agreement. 3. PERMITS, CODES,AND INSPECTION BY CITY The Contractor or subcontractors are responsible for obtaining all permits required to com- plete the work identified in the bid specification.All permits are required to be issued prior to the start of rehabilitation on the identified items and Contractor is responsible for ensur- ing all necessary inspections by the City are requested,made and completed. All final inspections and approvals from the City must be completed by the time of pay request by the Contractor. The Contractor and Owner shall provide the City with access to the property in question for the purpose of examining and inspecting the rehabilitation work performed under this Agreement upon reasonable request by the City. v.9.2025 1
