It is currently zoned R-1 Single-Family Residence District. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Agriculture R-1 Residential—Low Density <br /> North County-Unincorporated County Residential—Low Density <br /> South Residential R-1 Residential-Low Density <br /> East Agricultural M-1 Residential—Low Density <br /> West Agricultural R-1 &M-1 Residential—Low Density <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the site from R-1 Single-Family Residence to M-1 Intense <br /> Commercial-Light Industrial District to allow a commercial solar energy project. <br /> STAFF ANALYSIS <br /> The surrounding zoning and existing land uses include a mix of agricultural and residential uses. <br /> According to the Macon County and City of Decatur Comprehensive Plan, this area is designated <br /> for Residential—Low Density. <br /> The proposed M-1 zoning would be compatible and consistent with the surrounding zoning and <br /> uses. <br /> The subject site is located within a mixed-use area, and the proposed rezoning from R-1 Single- <br /> Family Residence District to M-1 Intense Commercial- Light Industrial is not expected to have <br /> an adverse effect on the surrounding area or the City as a whole. <br /> STAFF RECOMMENDATION <br /> Staff recommends approval of the rezoning request. <br />
