It is currently <br /> zoned R-5 Two-Family Residence District. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Residential R-5 Residential—Low Density <br /> North Residential R-5 Residential—Low Density <br /> South Residential R-5 Residential—Low Density <br /> East Commercial B-1 Retail <br /> West Residential R-5 Residential—Low Density <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the site from R-5 Two-Family Residence to B-1 Neighborhood <br /> Shopping Center District to allow for future development on the lot. The petitioner owns the <br /> current convenience store located at 1597 N Martin Luther King Jr Drive that is adjacent to this <br /> lot. Any future development on the site will require a site plan submitted to the City for review <br /> and approval of the Department of Economic and Urban Development and Public Works <br /> Department prior to the issuance of building permits. A landscaped buffer yard would need to be <br /> added to the west side of the lot that is adjacent to a residentially zoned lot for any future <br /> development. <br /> STAFF ANALYSIS <br /> The surrounding zoning and existing land uses include a mix of retail and residential uses. <br /> According to the Macon County and City of Decatur Comprehensive Plan, this area is designated <br /> for Residential—Low Density. <br /> The proposed B-1 zoning would be compatible and consistent with the surrounding zoning and <br /> uses. <br />
