STAFF REPORT <br /> Decatur City Plan Commission <br /> Hearing Date April 2, 2026 <br /> Case No. 26-03 <br /> Property Location 1501 E Eldorado <br /> Request Rezoning from B-1 Neighborhood Shopping District to B-2 <br /> Commercial <br /> Petitioner Tyler Walker <br /> Representative Amer Ali <br /> BACKGROUND <br /> The subject site is approximately 1.05 acres in size and is vacant structure that was a former <br /> bank. It is currently zoned B-1 Neighborhood Shopping and B-2 Commercial District. <br /> Surrounding Land Use and Zoning <br /> Direction Existing Land Use Zoning Comprehensive Plan <br /> Subject Property Commercial B-1 &B-2 Retail <br /> North Intense Commercial/Light Industrial M-1 Mixed-Use Commercial/Residential <br /> South Residential R-5 Residential—Low Density <br /> East Commercial and Residential B-2&R-6 Retail/Residential-Low Density <br /> West Commercial and Educational R-5&PD Residential—Low Density <br /> PROJECT DESCRIPTION <br /> The petitioner proposes to rezone the site from B-1 Neighborhood Shopping Center District to <br /> B-2 Commercial District to allow for future development of a gas station and convenience store <br /> Any future development on the site will require a site plan submitted to the City for review and <br /> approval of the Department of Economic and Urban Development and Public Works Department <br /> prior to the issuance of building permits. <br /> STAFF ANALYSIS <br /> The surrounding zoning and existing land uses include a mix of retail and residential uses. <br /> According to the Macon County and City of Decatur Comprehensive Plan, this area is designated <br /> for both Residential and Commercial Uses. <br /> The proposed B-2 zoning would be compatible and consistent with the surrounding zoning and <br /> uses. <br /> The subject site is located within a mixed-use area, and the proposed rezoning from B-1 <br /> Neighborhood Shopping District to B-2 Commercial District is not expected to have an adverse <br /> effect on the surrounding area or the City as a whole. <br />
