PROPERTY CONDITIONS AND HISTORY
The applicant purchased the property in May 2025 after the facility had been sitting idle in a
challenging area with limited capacity. The property was previously operated as an automotive
repair business. Since acquiring the property, the applicant has spent approximately three months
cleaning up and improving the site. U-Haul subsequently approached the applicant about
establishing a dealership at the location.
PROPOSED REZONING AND POTENTIAL USES
The owner of Indoor Storage Shed Inc. applied for rezoning of the property from B-1
Neighborhood Shopping District to B-2 Commercial District to accommodate the intended
commercial use of the property being U-Haul and container sales. The proposed rezoning from
B-1 Neighborhood Shopping District to B-2 Commercial District would allow a set of land uses
to be allowed by right.
The Plan Commission should consider the full range or uses allowed in the proposed zoning
district,Attachment D includes a list of Permitted and Provisional uses allowed in the existing B-
1 Neighborhood Shopping District, and the proposed B-2 Commercial District.
COMPREHENSIVE PLAN DESIGNATION
In 2009,the City of Decatur adopted the Decatur and Macon County Comprehensive Plan. The
Future Land Use Map of the Comprehensive Plan designates the lots as"Mixed Use-
Commercial!Residential"
DEVELOPMENT CONTEXT CRITERIA
Functional Street Classification-The property faces North Main Street which is a major collector
street.
Proximity to Higher Intensity Land Uses
The property is surrounded by B-2 Commercial Zoning District to the east.
Existing Site Conditions
The current owners purchased the property in 2025. The facility was formerly used as an
automotive repair business.
