Section Three Continued
Purpose Please state the purpose of the proposed rezoning.
Office and Lots have a 30+ year history of Uhaul and automotive repair however, it appears it was
never zoned B2 for Uhaul and construction or storage container sales.
SECTION FOUR: JUSTIFICATION
The petitioner submits to the City Plan Commission and City Council the following facts(additional pages may be attached):
New owners in May 2025 after the facility was idle & sitting in a rough area with limited occupancy.
July 2025 moved in and worked for about 3 months cleaning up the building, the lots, the yards to
business in container sales on S Rt 51. U-Haul started in September after being pursued by Uhaul
Mgmt following a successful 30+ year dealership in the same location. Location was ranked in the
top 100 Dealers in the US in March 2026 in just over 6 months in business. However, as new
owners purchasing the "commercial" listed facility, we were unaware of property being B1 and not
being within correct zoning for Uhaul and container sales. After a call with Steven Hohulin, we made
an immediate meeting with him and Miranda Lambert for clarification and next steps. Through the
meeting and additional discussions, sharing of sales information, percentages, and details. The
Urban Planning Team has requested we file a petition for rezoning from B1 to B2 for lots 864, 900 &
904 N Main St. All Sales Taxes have been filed & paid by the company. Location is well groomed.
SECTION FIVE: CERTIFICATION
To be placed on the agenda of the regular meeting on the first Thursday of the month at 3:00
PM in the City Council Chambers, petition must be received on the first Thursday of the
.receding month.
