PAGES: 13 ORDINANCE GRANTING CONDITIONAL USE PERMIT HISTORIC NEIGHBORHOOD PRESERVATION USE (EVENT SPACE) 357 WEST DECATUR STREET WHEREAS, on the 10th day of September 2026, upon due notice, the Decatur City Plan Commission held a public hearing upon the petition of AMANDA LYBERGER, to rezone premises legally described as: Lot 2 and a Tract 20 feet West of and adjoining said Lot 2 of Assessor's Subdivision of part of the West t/2 of the Southeast 1/4 of Section 15, Township 16 North, Range 2, East of the Third Principal Meridian, as per plat recorded in Book 149 Page 429 of the Records of the Recorder's Office of Macon County, Illinois. Except the West 86.5 of the South 215.8 feet Thereof, Situated in Macon County, Illinois. Permanent I.D. No. 04-12-10-478-008 WHEREAS, the Decatur City Plan Commission recommended that the prayer of said petition be granted. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF DECATUR, ILLINOIS: Section 1. That the recommendation of the Decatur City Plan Commission be hereby, received, placed on file, and approved. Section 2. That upon compliance with the conditions described herein,that a Conditional Use Permit be, and it is hereby, granted to Amanda Lyberger as the petitioner, and only Amanda Lyberger to allow for Historic Neighborhood Preservation Use in the R-6 Multi Family Dwelling District. 1. Final site, landscaping and lighting plans shall be submitted to and approved by the Economic and Community Development Department and Public Works Department prior to building permits being released. 2. Lot improvements, landscaping and land use shall generally conform to the site plan. This will be a multi-phased renovation approach which will take several years. 3. No on street parking will be allowed. 4. There will be a 100- person maximum occupancy for the wedding/ event venue 5.
