APPLICATION CRITERIA EVALUATION
Staff have reviewed this application under the above noted criteria and find that the application
meets intent of the above noted items.
STAFF RECOMMENDATION
Staff recommends approval of the rezoning request with the proposed Conditions of Approval
include lot improvements, landscaping, and land use to bring the site into further compliance
with City Code. In addition to site improvements, the property will comply with R6 Multi
Family Zoning District regulations and development standards except as modified by the
Conditional Use Permit. The buildings will comply with the provisions for commercial
buildings, including applicable sections of the International Building Code. Staff recommend
several conditions of approval for this permit.
(a) The petition must brought before The Historical Sites &Architectural
Commission and receive approval before being forwarded to the Decatur City
Council.
(b) Lot improvements, landscaping, and land use shall generally conform to the
attached site plan. This will be a multi-phased renovation approach which will
take several years.
(c) No on-street parking will be allowed.
(d) There will be a 100-person maximum occupancy for the wedding/event venue.
(e) All R6 Zoning District standards and development regulations apply except
modified by the permit.
(f) The site plan must be approved by the Planning Division, Public Works, and the
Fire Department.
(g) All Building plans must be approved by the Building Inspections Division before
any building permits can be issued.
ALTERNATIVES
Due to the level of deterioration of the current structure, it is the opinion of staff
that there is likely no private alternative to the current proposal. It may be
possible to find a public alternative, however, that would likely take years to
arrange, and with the current state of deterioration and ongoing water damage,
any public solution is unlikely to occur in time to save this historic property.
