Section Three Continued
Purpose Please state the purpose of the proposed rezoning.
The purpose of the proposed rezoning is to bring the zoning classification of the property into
alignment with its established and ongoing commercial use. The building has historically been
utilized for a variety of commercial uses, including salon & barbershop services, retail, entertainment,
Ins Irma nnrl n+hor ns lc+nrrmor coniinn hi scinnccnc
SECTION FOUR: JUSTIFICATION
The petitioner submits to the City Plan Commission and City Council the following facts(additional pages may be attached):
The subject property has historically been utilized for commercial purposes despite its current Office
zoning classification. For Approximately 10-27 years, the building has accomondated multiple
established commercial businesses, including two salons, a barber shop, a game shop and lounge,
and a smoke shop. Prior, these locations held a grocery shop, candy shop and photography studio.
These long standing uses demonstrate that the property has functioned as a commercial building for
many years and that the current Office zoning classification does not accurately reflect the
established character and use of the property.
The Request rezoning will allow the existing building to continue being utilized and reinvested in as a
commercial property while providing better consistency between the property's zoning designation
and its longstanding use.
SECTION FIVE: CERTIFICATION
To be placed on the agenda of the regular meeting on the first Thursday of the month at 3:00
PM in the City Council Chambers, petition must be received on the first Thursday of the
preceding month. Failure of the petitioner or the petitioner's representative to attend the Plan
Commission hearing may result in items being tabled. Incomplete or erroneous petitions may
delay items being heard by the Plan Commission.
Petitioner's _ Date 8/31/2026
Signature , -
NOTES:
1.
