Stickle, Senior Planner <br /> SUBJECT: Rezone 550 North Van Dyke Street from M-2 Heavy Industrial District to M-1 <br /> Intense Commercial/Light Industrial District <br /> SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning to M-1 <br /> Intense Commercial/Light Industrial District. The City Plan Commission voted 6-0 to <br /> recommend approval of this petition at the March 5, 2015 meeting; the minutes of the meeting <br /> are attached. <br /> BACKGROUND: The subject site located at 550 North Van Dyke Street is currently zoned M-2 <br /> Heavy Industrial District and consists of approximately 1.69 acres. <br /> The petitioner proposes to rezone from M-2 Heavy Industrial District to M-1 Intense <br /> Commercial/Light Industrial District to allow for all those uses permitted in the M-1 Intense <br /> Commercial/Light Industrial District. <br /> Rezoning the site from M-2 Heavy Industrial District to M-1 Intense Commercial-Light <br /> Industrial District would decrease the intensity of the uses permitted on the site and not create <br /> any adverse effects on the adjacent properties or the City as a whole. <br /> The surrounding zoning includes M-2 Heavy Industrial to the north and east, M-1 Intense <br /> Commercial/Light Industrial District to the south and B-2 Commercial District to the west. The <br /> Macon County and Decatur Comprehensive Plan shows this area as Empl ment. The existing <br /> uses of the property are permitted uses in the M-1 Intense Commercial/Light Industrial District. <br /> The existing uses are compatible with both the adjacent uses and zoning districts. <br /> POTENTIAL OBJECTION: There were no known objectors at the Plan Commission <br /> Meeting. <br /> INPUT FROM OTHER SOURCES: The petition has been reviewed by the City's Technical <br /> Review Committee; Planning, Engineering and Fire. <br /> STAFF REFERENCE: Any additional questions may be forwarded to Suz M.
