The subject site located at 150 West Pershing Road and approximately 0.51 acres is currently <br /> paved to allow for the display of automobiles for sale. The site has been utilized as a sales lot for <br /> a number of years. There is also a Decatur Sanitary Sewer Pump Station located in the Southwest <br /> portion of the site. <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to rezone from R-1 Single Family Residence District to B-2 Commercial <br /> District to allow for the continued use of the site for parking/sales lot, to be consistent with the <br /> rest of the property to the east and to allow for all permitted uses in the B-2 Commercial District. <br /> STAFF ANALYSIS <br /> 1. The surrounding zoning includes B-2 Commercial District to the south and east and R-1 Single <br /> Family Residence District to the north and west. The Macon County and Decatur Comprehensive <br /> Plan shows this area as Retail. The proposed land use and zoning is compatible with adjacent <br /> uses to the south and east. The creek to the north and west also creates a,natural buffer between <br /> the commercial and residential properties. <br /> STAFF RECOMMENDATION <br /> 1. Staff recommends approval of the rezoning. <br /> i <br />
