Book: 4415 Page: 356 <br /> i <br /> Excerpts from Plan Commission Minutes of January 8,2015: <br /> I <br /> Cal.No. 15-01 Petition of PAT DAWSON/MILES CHEVROLET, <br /> to rezone property located at 150 WEST <br /> PERSHING ROAD from R-1 Single Family <br /> Residence District to B-2 Commercial District. <br /> Ms. Suzy Stickle was sworn in by Mrs. Janet Poland. <br /> Ms. Stickle presented the recommendation of staff: <br /> The subject site located at 150 West Pershing Road and approximately 0.51 acres is currently <br /> paved to allow for the display of automobiles for sale. The site has been utilized as a sales lot for <br /> a number of years. There is also a Decatur Sanitary Sewer Pump Station located in the Southwest <br /> portion of the site. <br /> The petitioner proposes to rezone from R-1 Single Family Residence District to B-2 Commercial <br /> District to allow for the continued use of the site for parking/sales lot, to be consistent with the <br /> rest of the property to the east and to allow for all permitted uses in the B-2 Commercial District. <br /> The surrounding zoning includes B-2 Commercial District to the south and east and R-1 Single <br /> Family Residence District to the north and west. The Macon County and Decatur <br /> Comprehensive Plan shows this area as Retail. The proposed land use and zoning is compatible <br /> with adjacent uses to the south and east. The creek to the north and west creates a natural buffer <br /> between the commercial and residential properties. <br /> Staff recommends approval of the rezoning. <br /> Section XXIX. of the City of Decatur Zoning Ordinance requires the Plan Commission to hold a <br /> public hearing on a rezoning request, and then forward its report and recommendation to the City <br /> Council for final approval. A motion to forward Calendar Number 15-01 to the City Council <br /> with a recommendation for approval is suggested. <br /> Mr.Phil Cochran,representative,was sworn in by Mrs.Poland. <br /> Mr. Cochran stated V.T., Inc. is in the process of selling their properties at the Miles Chevrolet <br /> location. The documents were being reviewed by an attorney in Kansas when it was discovered <br /> that a small piece of property was zoned R-1 Single Family Residence that has been used to store <br /> vehicles for over thirty(30)years. This piece of property needs to be rezoned to conform to the <br /> allowable use for displaying vehicles. <br /> There were no questions and no objectors present. <br /> It was moved and seconded(Myatt/Dial)to forward Calendar No. 15-01 to the City Council with <br /> a recommendation for approval.
