Section Three Continued Purpose I Please state the purpose of the proposed rezoning, To rezone Lot 3 of World of Power Sports Second Addition to B-2. This rezoning is necessary as this new lot is formed from properties currently zoned B-2 and M-1. SECTION FOUR: JUSTIFICATION The peotioner submits to the City Plan Commission and City Council the ollowin acts addition 1 pages may be attached): The petitioner operates the World of Power Sports at 2635 N. 22nd Street c1nd wants to expand the building at this location with a 10,000 sf addition to the west end. This building is used for sales of power sports equipment. The building currently sets on Lot 4 of World of Powersports Addition which is zoned B-2. This planned addition will encroach on lots to the west which the petitioner also owns. These lots, Lots 15, 16, 32 and the east 40 feet of Lot 31 of Greenwich Gardens are zoned M-1. The petitioner has before the City of Decatur for review and approval, a new subdivision, World of Power Sports Second Addition. Lot 3 of this new subdivision will be made up of properties currently zoned B-2 and M-1. The petitioner requests that this newly formed Lot 3 of World of Power Sports Second Addition be zoned B-2 Commercial District. This zoning change is necessary to be consistent with the adjacent property and the Zoning Ordinance. With this rezoning, plans for an addition to the building at 2635 N. 22nd Street can move forward. SECTION FIVE: CERTIFICATION jTo be placed on the agenda of the regular meeting on the first fhursday of the month at 3:00 PM in the City Council Chambers, petition must be received on the-first Thursday of the preceding month. Failure of the petitioner or the petitioner's representative to attend the Plan Commission hearing may result in items being tabled. Signature of this petition grants permission to City staff to place a sign,indicating a request for zoning action,on the subject property at least 10 days prior to the Decatur City Plan Commission hearing. Said sign will be removed within 15 days of final action by City Council. 3. In the event a petition for rezoning is denied by the Council, another petition for a change to the same district shall not be filed within a period of one year from the date of denial, except upon the initiation of the City Council or the City Plan Commission after showing a change of circumstances which would warrant a renewal. 4.
