Section Three Continuer) <br /> Purpose I Please state the purpose of the proposed rezoning. <br /> To become the site of a free standing restaurant building with drive up facility for an existing Decatur <br /> restaurant. <br /> SECTION FOUR: JUSTIFICATION <br /> The pealioner submits to the City Plan Commission and City Council the followin facts(additional e s inay be attached): <br /> With the redevelopment of the Grand / Rte#48 corridor, there is good logic for xisting vacant land <br /> (idle for many years)to be developed with a positive local restaurant operation. A free standing <br /> building with drive-up will enhance the gross dollars of sales and attract other b siness operations to <br /> the area because of the in eased vehicular traffic. We anticipate our gross sales to increase by <br /> approximately 30aQM and therefore increase sales tax revenue to the City. <br /> Adjoining properties to the south, Colonial Place, U-tops, Famous Liquor and Walgreens, as well as <br /> the planned new County Market are all commercial enterprises as well as many of those on the east <br /> side of the Oakland & Route#48 corridor_ Also to the southwest is Acorn Phannacal, Therefore, <br /> there is little or no demand for the land in question ever becoming a site for new residences. Trend <br /> of the neighborhood clearly points to retail and commercial uses. <br /> SECTION FIVE: CERTIFICATION <br /> To be placed on the agenda of the regular meeting on the first Thurs iay of the month at 3:00 <br /> PM in the City Council Chambers, petition must be received on tie first Thursday of the <br /> preceding month. Failure of the petitioner or the petitioner's represe itative to attend the Plan <br /> Commission hearing may result in items being tabled. In the event a petition for rezoning is denied by the Council, another petition for a change to the same dis xict shall not be filed within a <br /> period of one year from the date of denial, except upon the initiation of the City Council or the City Plan Commission after showing a <br /> change of circumstances which would warrant a renewal. <br /> 4.
