�D <br /> co <br /> a► <br /> m <br /> CL ORDINANCE NO. 2013-80 <br /> M <br /> M <br /> ORDINANCE AMENDING <br /> B-3 PLANNED SHOPPING CENTER DISTRICT <br /> o - 3755 NORTH WATER STREET - <br /> 0 <br /> WHEREAS, on the 3rd day of October, 2013, upon due notice, the Decatur City Plan <br /> Commission held a public hearing upon the petition of John Harrison, to modify and amend the <br /> B-3 Planned Shopping Center District previously approved by Ordinance No. 2003-18, and <br /> subsequently amended, on premises situated in the City of Decatur, Illinois and described as <br /> follows: <br /> Lots 1, 2, 3 and 4 of Mound Center as per Plat recorded in Book 1832, Page 832 <br /> of the Records in the Recorder's Office of Macon County, Illinois; and <br /> WHEREAS, the Decatur City Plan Commission did report its findings and did <br /> recommend that the modification of said B-3 Planned Shopping Center District as requested be <br /> authorized. <br /> NOW, THEREFORE, BE IT ORDAINED, BY THE CITY COUNCIL OF THE CITY <br /> OF DECATUR, ILLINOIS: <br /> Section 1. That the report and recommendation of the Decatur City Plan Commission be, <br /> and the same is hereby, received,placed on file and approved. <br /> Section 2. That upon the conditions set forth below, the aforesaid B-2 Planned Shopping <br /> Center District be, and the same is hereby, modified and amended, and pet tioner be, and it is <br /> hereby, authorized and permitted to develop the premises described above in ccordance with the <br /> site plan hereto attached, marked Exhibit A and hereby made a part hereof. <br /> a. Final site, landscaping and lighting plans shall be submitted to and apj roved by the <br /> Planning and Building Services Department, the Department of Public Works and the <br /> Fire Department prior to building permits being released. <br /> b. Consumer Credit Services and Pawnbrokers shall be listed in the note on the site plan as <br /> uses not permitted on this site. <br /> c. Drainage and detention requirements shall be met in accordance with ity Standards. <br />
