Cochran, PWC <br /> BACKGROUND <br /> 1. The subject site is currently developed with office buildings. <br /> 2. The Final Minor Plat of Girl Scout Addition was reviewed by Engineering, Fire and <br /> Planning. The petitioner is requesting the approval of no direct access to a public street and <br /> no frontage on a public street. The owner proposes to subdivide the property into three (3) <br /> lots in which the proposed Lot Three (3) will have no frontage on and n direct access to a <br /> public street. According to the Zoning Ordinance each lot shall have rontage on, direct <br /> access to, a public street or way that is improved to City standards, unles 3 the Council shall <br /> otherwise direct, by approval of a subdivision plat so showing sub nitted, heard and <br /> considered in the manner provided in the subdivision Regulations for the Qity. <br /> 3. The purpose of the subdivision is to create three (3) lots for future development. <br /> I <br /> PROJECT DESCRIPTION <br /> 1. The petitioner proposes to subdivide the property into three (3) lots. The I roposed Lot Three <br /> (3) will have no frontage on and no direct access to a public street. <br /> 2. The developer agrees to construct a roadway that will meet city standar in the previously <br /> dedicated easement at the time of development of said lot 3, which will ive lot 3 access to <br /> the public right of way once developed. <br /> 3. This action is being proposed to allow flexibility to potentially develop other portions of the <br /> proposed site while ensuring that future development on other parts of said site will meet <br /> necessary requirements for access. <br /> STAFF RECOMMENDATION <br />
