McCrady, City Manager
Billy Tyus, Assistant City Manager
Suzan M. Stickle, Senior Planner
SUBJECT: Rezone from M-1 Intense Commercial District to O-1 Office Dstrict at 2122
North 27th Street
SUMMARY RECOMMENDATION: Staff recommends approval of the rezoning. The City
Plan Commission voted 8-0 to recommend approval of this petition at the May 2, 2013 meeting;
the minutes of the meeting are attached.
BACKGROUND: The approximately seven and one-half acre (7.5) subjedt site is located at
2122 North 27th Street and is currently developed with a medical office and walking/running
track.
The petitioner proposes to rezone from M-1 Intense Commercial-Light Industrial District to 0-1
Office District in order to construct a pocket park as well as add a new 400 meter track and an
extension to the existing track. In the 0-1 Office District, both parks and medical offices are
permitted uses.
The surrounding zoning includes R-3 Single Family Residence District to the south, M-1 Intense
Commercial/Light Industrial to the west and M-2 Heavy Industrial District to the north and east.
The Decatur Urban Area Land Use Plan shows this area as Employment. The 0-1 Office District
zoning is compatible with both the Land Use Plan and adjacent zoning to the north, south and
west and the rezoning of this property to O-1 Office District should not haven adverse effect of
the surrounding area. Nor should the surrounding uses to the north, south and west have an
adverse effect on the proposed use as a pocket park.
POTENTIAL OBJECTION: There were no known objectors at the j Plan Commission
Meeting.
INPUT FROM OTHER SOURCES: The petition has been reviewed by the City's Technical
Review Committee; Planning, Engineering and Fire have approved the rezoni g.
STAFF REFERENCE: Any additional questions may be forwarded to Suzan M.
